The Quays is a restaurant/public house on the Festival Leisure Park at Pipps Hill.

It is operated by the Hungry Horse chain which in turn is owned by the Suffolk based Greene King brewery company of Bury St. Edmunds.

It is situated off Waterfront Walk overlooking a large artificial fishing/leisure sports lake on the site of the former Treble Chance public house, which had opened in the 1970s as part of the Aquatels leisure complex. At that time the road to which the former pub was accessed was called Pipps Hill Road South (formerly Pipps Hill Road) but during the creation of the Festival Leisure Park in the late 1990s it was renamed Waterfront Walk, which it remains today.

The Treble Chance had been part of a larger complex called Pipps Hill Country Club which were all demolished to be replaced by the Quays and the Premier Inn hotel.

It opened in 1999 so can be considered one of the original attractions that form the core of the Festival Leisure Park. It's name perhaps reflects its location where it is possible to sit virtually "quayside" within the pub's grounds at one of the outside tables and enjoy the view over the impressive lake.

On October 7th 2017 then Mayor of Basildon David Harrison cut the ribbon following a £1 million refurbishment that saw the creation of a 'Sports Bar' incorporating three large high definition viewing screens and games room with pool table.
